Financial depth. Personal understanding.
Sue Zhang is a Markham-based Realtor and the Founder and Broker of Record of Smart Sold Realty. Her focus is helping GTA homeowners sell, buy and move with a clear understanding of value, costs and timing. She serves Vaughan, Richmond Hill, Markham and Toronto in English and Mandarin, with additional language support through her team.
U.S. CPA · Former Chartered Accountant (Ontario)
Sue holds a U.S. CPA designation and is a Former Chartered Accountant (CA, Ontario). Her experience includes auditing publicly traded real-estate companies, REIT financial management and participation in five IPOs. She brings that discipline to comparing property options: preparation costs and estimated net proceeds when selling, carrying costs and the sequence of a move, and the assumptions behind a purchase. Tax, legal and mortgage decisions are coordinated with the appropriate professionals.
From professional practice to entrepreneurship.
Sue began her real-estate career in 2015 and founded Smart Sold Realty in 2022. Building a brokerage expanded her work beyond individual transactions into team development, service standards and a coordinated client experience. Her purpose remains personal: make buying and selling property feel exceptionally comfortable.
Sue Zhang is the Founder & Broker of Record of Smart Sold Realty, a growing brokerage with over 100 registered real estate professionals and more than CAD $400 million in brokerage-wide sales volume in 2025.
An independent start. A wider perspective.
At 18, Sue came to Canada on her own as an international student. Building a life and a career in a new country shaped her independence and determination. Before real estate, her financial experience included auditing publicly traded real-estate companies and financial management for public REITs. That combination of personal experience and professional discipline informs the way she supports clients through important decisions.
A recognisable voice, on and off the market.
From her signature red branding to Chinese-language television, radio, community events and industry speaking engagements, Sue has built a presence beyond individual transactions. Her original website also featured appearances at pageant events. She connects with local and overseas buyers, shares ideas with fellow professionals and continues to invest in marketing, technology and industry education—with better client service as the purpose.
Innovation that should make service better.
For Sue, entrepreneurship means improving how people work together: clear responsibilities, useful information, thoughtful marketing and responsive communication. Her public work includes developer interviews and master-class conversations about sales, advisory work and team building. Technology supports the service; professional judgment and personal accountability remain with people.
