A CLEARER SELLING DECISION
When I work with Sue’s team, who is responsible for my sale?
Sue oversees the key decisions and takes overall responsibility for the service. She personally leads pricing and key offer negotiations. Team members coordinate preparation, marketing and buyer follow-up, with clear ownership of each task and one consistent selling strategy.
- Sue’s role
- Pricing, key judgments and important offer negotiations stay under Sue’s oversight.
- The team’s role
- Share updates, coordinate the work and make clear who is responsible for the next action.
- What to agree at the start
- Confirm your contact person, how progress will be reported and how decisions that need your input will reach you.
The Ridgecrest account illustrates the working method. Staffing and arrangements for your property should be agreed as part of your own selling plan.
Start with the property, not a promise.
We start by seeing your home and hearing your plans. Together, we look at nearby competition, what is worth preparing and when you want to move. Then we agree on a price and a plan for getting the home ready.
Price with context.
We look at what similar homes actually sold for, as well as the homes buyers can choose today. Lot, layout, condition and location all matter. As viewings and feedback come in, we discuss whether the price or approach needs to change.
Professional presentation, included.
Professional photography, property video production and advertising are included in our seller services. The presentation and marketing plan are tailored to your home, with production scope, channels and advertising budget agreed before launch.
Flexible preparation for your home.
Cleaning and staging are arranged according to your home’s condition, listing plan and needs. We discuss the scope and responsibility for related costs before work begins, rather than assume a one-size-fits-all package.
Your selling plan, step by step
Sue leads pricing and key negotiations; the team coordinates presentation, marketing, showings and follow-up. Agree on responsibilities and review points for your home before launch.
- 1. Review the home and your next move: condition, competing properties, relevant completed sales, timing and estimated net proceeds.
- 2. Agree on preparation and launch: confirm cleaning or staging needs, costs, photography, video and advertising scope before work starts.
- 3. Review buyer response: compare showing feedback and competing homes, then decide with the seller whether presentation, price or offer timing needs adjustment.
- 4. Compare offers as a whole: weigh price, deposit, conditions and closing date against your plans before deciding how to negotiate.
- 5. Follow through to closing: track conditional-period questions and deadlines, coordinate relevant professionals and the handover. A firm agreement and completed closing are separate milestones.
Reach buyers and keep the conversation moving.
At Stormont Trail, Sue found the buyer as well as handling the sale. At Shirley Drive, we restaged the home and kept in touch with buyers after their visits. We help people see what your home offers and follow up on the questions that may be holding them back.
Three questions after each showing. A clearer next decision.
Sue and the team follow up after each showing to understand the buyer’s response, readiness and potential offer range. That gives your pricing and preparation discussion specific evidence to work with.
- What did the buyer think of the home? Ask what worked for them and what concerned them.
- Is the buyer ready to buy, and interested in making an offer? Clarify who is considering a next step and what follow-up they need.
- What price range would they consider offering, and why? Understand the reasoning behind the number.
Coordinate the team from launch to follow-up.
When the Bloor Street East condo launched, Sue was in China and her team coordinated locally. Sue handles pricing and key negotiations, while the team helps with marketing, viewings and updates. Before listing, we explain who will handle each part and how to reach us.
Stay involved through the conditional period.
At Carnforth Drive, the buyers asked to renegotiate after inspection. Sue consulted an inspector, answered their concerns and continued negotiations. The conditions were removed before the deadline, with the agreed price intact. We stay involved after an offer is accepted, through questions, deadlines and the next steps toward closing.
