A city average is a starting point.

TRREB recorded 282 Markham sales in August 2026, with 1,091 active listings at month end. This dated snapshot helps frame the competition; it does not value a particular home or describe every neighbourhood. Smart Sold Realty’s interpretation below focuses on the decisions a seller can make.

Separate detached homes from condo apartments.

Markham detached homes recorded 137 sales, an average price of C$1,611,773 and average listing days on market of 28. Condo apartments recorded 57 sales, an average of C$638,332 and average listing days of 40. These are different groups of properties. For a Unionville house, compare relevant nearby houses by lot, condition and layout; for a condo, compare the building, size, fees and condition. Neither city average is a price target or selling-time promise.

Connect the sale price to the next move.

  • Pricing: choose relevant sold and competing homes, then set a review point for buyer feedback.
  • Preparation: separate necessary repairs from optional cosmetic work; estimate the expense and time before committing.
  • Timing: map when sale proceeds become available against the next purchase deposit and closing. Ask the lender to confirm any funding gap.

A local example of negotiating through conditions.

In Sue’s published account of 41 Carnforth Drive in Unionville, buyers requested a reduction after inspection. She coordinated professional input and addressed the concerns; the conditions were removed with the agreed price intact. The linked case explains the context. It is one transaction, not a rule for every inspection request.

Source and definitions

Source: TRREB Market Watch, August 2026, pages 3, 7, 15 and 27. Sales are firm transactions recorded in the reporting period; active listings are measured at month end. LDOM measures listing days; PDOM includes qualifying relistings under the report’s definition and is not a complete ownership history. Months of inventory is a 12-month moving-average trend, not simply active listings divided by this month’s sales. Prices depend on the mix sold.
