Match preparation and buyer reach to the property
A Vellore Village detached home and a Vaughan condo apartment compete in different markets. September’s condo figures show 420 active listings and 62 sales, but dividing those two numbers is not TRREB’s published months-of-inventory measure. Use the relevant building or neighbourhood competition to plan the sale.
- For a detached home, compare location, lot, layout, condition and outdoor setting. A ravine or pond outlook needs relevant comparables; no fixed premium follows from the feature alone.
- Agree which features the photography, video and property information need to explain, and how buyer enquiries will be followed up.
- Review offers against relevant sales, estimated net proceeds and timing. The gap from an asking price does not by itself measure negotiation quality or market value.
A local case: 259 Stormont Trail
Sue’s Vellore Village case records a C$2,325,000 sale after 22 days on that listing, with 40 cumulative days. Her account says she marketed the home and found the buyer.
