Detached homes and condo apartments need different comparisons
In Richmond Hill, 74 detached sales averaged C$1,667,913 and 35 listing days; 33 condo-apartment sales averaged C$538,509 and 47 days. Vaughan recorded 122 detached sales averaging C$1,671,824 and 30 days, versus 63 condo-apartment sales at C$607,650 and 41 days. The different mixes and sample sizes matter. Use recent comparable sales in the same neighbourhood and property type before setting a price.
Turn the market snapshot into three financial decisions
A stronger offer is assessed through expected net proceeds, conditions and closing feasibility. These questions connect the market to your own costs and deadlines:
- Pricing: compare a realistic sale range with mortgage payout, agreed selling fees and other closing costs. City average prices are not an appraisal of your property.
- Preparation: compare a focused repair or presentation plan with selling as-is. Include quotes, possible delay and extra holding expenses; do not assume every renovation dollar returns a dollar.
- Timing: stress-test a slower sale. Hypothetically, C$3,500 of additional monthly holding expenses for two months is C$7,000, before other costs. This is arithmetic, not a forecast. Separately budget mortgage principal payments and purchase deposits as cash needs; confirm any bridge financing with your lender.
How to read the figures
LDOM measures the sold listing’s time on market. PDOM also accounts for repeat listings by the same seller and brokerage within the original listing-contract period; it is not necessarily the property’s entire listing history. Neither measure is the number of days until closing. TRREB’s inventory trend uses a 12-month moving average and is not month-end listings divided by this month’s sales.
