A relaunch needs a reason for buyers to look again

September’s detached and condo apartment figures describe separate groups: their average listing days were 31 and 46 respectively. A previously unsold townhouse needs its own comparison with similar townhouses. The planning question is what a buyer will find different when the home returns to market.

  • Separate exposure from response: review showing activity, repeated comments and direct competition before deciding whether price, presentation or viewing access needs attention.
  • For a Rouge Woods townhouse, compare ownership type, usable space, parking and condition with relevant nearby properties.
  • Agree on the preparation scope and budget, then set a review point for buyer response after relaunch. More time on the market alone is not a strategy.

A local case: 195 Shirley Drive

At 195 Shirley Drive in Rouge Woods, Sue’s published account describes restaging and continued buyer follow-up after an earlier unsuccessful listing. REALM records the C$1,118,000 sale on August 19, with 21 days on this listing and 74 cumulative days. Sue separately announced the firm sale on August 27.
